New developments for sale in Nicosia

Nicosia is the capital of Cyprus and its seat of government, an inland city with the island's main universities and many of its offices. Its housing market is driven by people who live and work here rather than by holiday buyers, and prices are lower than in Limassol. Our catalogue holds more than 190 projects in and around the city, mostly apartments, with some houses and commercial units; more than half are under construction or off-plan.

Most of the projects are in the suburbs: Strovolos, Latsia, Lakatamia and Aglantzia, where the University of Cyprus campus is. Many developers show prices on request; among those that publish one, prices in our catalogue start at around €100,000.

New builds from a developer carry VAT: 19% as standard, or 5% on the first 130 m² and €350,000 for a buyer's main home within the size and value limits. Stamp duty was abolished from 1 January 2026. You can pay in euro or from crypto: BTC, ETH or USDC are converted to euro by an authorised provider, and the developer is paid in euro.
