New developments for sale in Larnaca

Larnaca is the coastal city next to the island's main international airport, and the most affordable of the large coastal markets in our catalogue. We list more than 140 projects here, mostly apartments, with some villas and houses; about half are under construction or off-plan.

A large share of the projects is outside the city itself, in villages and suburbs that are growing fast: Aradippou, Livadia, Oroklini and Pyla. Many developers show prices on request; among those that publish one, prices in our catalogue start at around €90,000.

New builds from a developer carry VAT: 19% as standard, or 5% on the first 130 m² and €350,000 for a buyer's main home within the size and value limits. Stamp duty was abolished from 1 January 2026. You can pay in euro or from crypto: BTC, ETH or USDC are converted to euro by an authorised provider, and the developer is paid in euro.
