New builds for sale in Ayia Napa and Protaras

Ayia Napa, Protaras and Paralimni are the resort towns of the east coast, in the part of the Famagusta district under the control of the Republic of Cyprus. The coast here is known for sandy beaches and the Cape Greco headland between Ayia Napa and Protaras. All projects on this page are in this area; the city of Famagusta itself is not part of our catalogue.

We list more than 50 projects here, and most are villas, the rest mainly apartments. Besides the three towns, there are projects in Kapparis, Deryneia, Sotira and Frenaros. Many developers show prices on request; among those that publish one, prices in our catalogue start at around €135,000.

New builds from a developer carry VAT: 19% as standard, or 5% on the first 130 m² and €350,000 for a buyer's main home within the size and value limits. Stamp duty was abolished from 1 January 2026. You can pay in euro or from crypto: BTC, ETH or USDC are converted to euro by an authorised provider, and the developer is paid in euro.
