2. What data we collect
We do not ask for special categories of data. Please do not include identity documents or wallet keys in a form.
- When you send an enquiry (contact, property, crypto or event forms): your name, email, phone number if you give it, your message, the property or page you asked about and the site language.
- When you browse: technical data such as IP address, device and browser type, pages visited and referring page; with your consent, usage statistics through analytics tools (section 8).
- Favourites you save are stored only in your own browser and are not sent to us.
3. Why we use it and on what basis
- To answer your enquiry — send information, arrange a call or a viewing, and follow up on a purchase you asked about (steps taken at your request before a contract).
- To pass your enquiry to the listing's agency or developer when that is needed to answer it, for example to confirm availability or arrange a visit (your request and our legitimate interest).
- To meet legal obligations — as a licensed real-estate mediator we are subject to anti-money-laundering law (Lei n.º 83/2017) and, if a transaction goes ahead, must identify clients and may need to verify the source of funds, including funds coming from crypto-assets.
- To run and protect the site — security, preventing abuse and keeping operational records (legitimate interest).
- To measure how the site is used — only with your consent (section 8).
4. Who receives your data
Only people who need it to handle your enquiry. We use service providers for hosting (Vercel), our database, email delivery (Resend), internal notifications (Telegram) and, with your consent, analytics (Google Analytics, Microsoft Clarity). They act under their own contracts and data-protection terms.
If you proceed with a purchase, your data may be shared with the seller's agency or the developer, lawyers, notaries or the land registry, and — for a crypto-funded purchase — with the authorised crypto-asset service provider that converts the funds. We do this only as needed for the transaction. We do not sell personal data.
5. Transfers outside the EEA
Some providers may process data outside the European Economic Area. In that case the safeguards provided by law apply, such as adequacy decisions or standard contractual clauses.
6. How long we keep it
Enquiries that do not lead to a transaction are kept for up to 24 months after our last contact, unless you ask us to delete them sooner. Data linked to a transaction is kept for the periods required by law, including anti-money-laundering rules. Analytics tools apply their own retention periods (section 8).
7. Your rights
You can ask for access, correction, deletion, restriction, portability or object to processing, and withdraw consent at any time without affecting earlier processing. Write to office@bitproperty.eu; we may need to confirm your identity.
You can also complain to the Portuguese data-protection authority, the Comissão Nacional de Proteção de Dados (CNPD), or to the authority of the EU country where you live.
8. Cookies and analytics
Analytics tools are loaded only after you accept them in the cookie banner. Details are in the Cookie Policy.
9. Changes
We may update this policy. The version published on this page is the one that applies.
