New developments for sale in Limassol

Limassol is Cyprus's second-largest city and its main port, and the largest market for new builds in our catalogue: more than 380 projects, from developers directly. Most are apartments; there are also villas, townhouses and some commercial units. More than half are under construction or still at the off-plan stage, so the completion date in each listing matters.

The projects spread along the coast and into the hills behind it: Germasogeia and Agios Tychonas to the east, Agios Athanasios, Mesa Geitonia and Kato Polemidia inland, Ypsonas to the west. Where the developer publishes a price, the median in our catalogue is about €430,000; many projects show the price on request.

New builds from a developer carry VAT: 19% as standard, or 5% on the first 130 m² and €350,000 for a buyer's main home within the size and value limits. Where VAT is paid, Land Registry transfer fees do not apply, and stamp duty was abolished from 1 January 2026. You can pay in euro or from crypto: BTC, ETH or USDC are converted to euro by an authorised provider, and the developer is paid in euro.
