## Introduction
Cyprus's real estate market in 2025 showed moderate but stable growth. After the active rise of 2022-2023, the market entered a phase of healthy stabilization, creating favorable conditions for long-term investments in 2026.
## Price Dynamics in 2025
According to the Central Bank of Cyprus, in 2025 the residential property price index showed average annual growth of 2.5% (1.8% adjusted for inflation). Apartments grew 3.2% year-on-year, while houses grew 1.9%.
## Regional Characteristics
The highest price growth was in Paphos (+11.8% YoY) and Famagusta (+11.1% YoY). Nicosia showed modest growth at +2.7%.

**Houses:** Limassol €557k, Paphos €590k, Famagusta €368k
## 2026 Forecast
Experts forecast stable growth of 2-3% annually, driven by gradual ECB rate cuts, increased supply from 2025 reform, sustained demand from Gulf countries and EU, and completion of infrastructure projects.
